第十一条 如乙方已付清全部房价款, 除甲方原因外, 乙方未按约定时限办理交付该房屋手续, 甲方应该发出书面催告书一次。乙方未按催告书要求日期办理该房屋验收交接手续, 则自催告书要求验收交接日之第二天起, 风险责任转移由乙方负担。

如本协议约定付款时间（附件一）最终付款日期迟于本协议第七条约定房屋交付日期（即乙方未支付完全部房价款时）, 除甲方原因外, 乙方未按约定时限办理交付该房屋手续, 甲方应该发出书面催告书一次。乙方未按催告书要求日期办理该房屋验收交接手续, 甲方有权单方面解除本协议。

第十二条 甲方行使本协议条款中约定单方面解除本协议权利时, 应书面通知乙方。在书面通知发出之日起 __________ 日内将乙方已支付房价款扣除乙方应支付赔偿金额, 剩下房价款退还乙方。赔偿金额以总房价款 _______ ％计算。

第十六条 甲方交付该房屋有其她工程质量问题, 乙方在协议约定保修期内有权要求甲方除无偿修复外, 还须按修复费 _____________ 倍给予赔偿。

甲方委托房屋管理企业负担该房屋前期房屋管理, 管理期限至业主委员会成立后选聘新房屋管理企业接手管理之日。
