7、高层办公建筑。大沽地区将在功能上为上述两个区域提供配套支持,提供配套居住设施,多层的总部办公设施及低层商务会所。大沽地区的居住设施为在于家堡和响螺湾工作的人群提供临近的便利的居住场所。多层总部办公建筑和低层商务会所有助于提高商务办公环境的多样性,完善中心商务区的功能。蓝鲸岛被定为生态岛,它将为提升中心商务区的生态环境做出积极的贡献。大沽地区与于家堡、响螺湾及新港地区的地面交通通过8座机动车桥梁,2条隧道和1座步行桥连接。5条轨道交通线路形成的网络将大沽地区与于家堡、响螺湾连接在一起。该网络将成为该区域公交系统的主干。于家堡金融区于家堡金融区Yujiapu Financial Distict响螺

24、gang Urban Area and Haiyang High-tech District and external connection to expressway network of Gangcheng Road and Tianjian Road,forming fast transportation connection between the city center area and the core area of Binhai New District.天津大道:快速路,中央大道以东为主干路。天津市第一条中长距离快速客运生态景观大道、海河中下游发展的主骨架,提供海河南部多个组

25、团间、天津CBD与滨海新区CBD之间的快速联系。Tianjin Avenue:The expressway,the primary road is on the east of Central Avenue;this is the fi rst rapid transit ecological landscape road in middle-to-long distance,and the development backbone of the middle and lower reaches of Haihe River,providing easy connection between

26、multiple clusters on the south of Haihe River and between Tianjin CBD and Binhai New District CBD.海滨大道:快速路,环渤海东部路网中的南北大通道,疏港货运通道。Haibin Avenue:The expressway,the great south-north road in the eastern road network of Bohai Sea Ring Area and the road for seaport logistics.闸南-北海路:近期主干路,远期定位尚未确定。分流中央大道南

27、北快速道路交通功能,分离海滨大道承担的城市联系交通,纯化海滨大道区域通道和港区交通联系的功能。Zhanan-Beihai Road:The primary road in the near-term planning and the long-term planning is to be determined.津沽一线:主干路,分离天津大道的货运功能,海河南岸货运主通道,远期将为海河南岸衔接东西向各组团的、客货混行的主要道路。Jingu First Line:The primary road to separate the logistics of Tianjin Road,the major

28、 road for the logistics on the south of Haihe River,to be planned in the long term as the main road for the mixed transportation of passenger and freight and to connect the eastern and western clusters on the south of Haihe River.中央大道:主干路,连接滨海新区内部三个主要片区与各功能区的现代化的、具有较高景观要求的客运主通道。Central Avenue:The pr

29、imary road to connect the three main districts in Binhai New District with individual functional area,which is a modern and highly-landscape-required major road for passenger and freight.迎宾大道:主干路,穿越响螺湾地区,起点接滨河南路,终点接入津沽一线,远期向南延伸至南部新城,是响螺湾地区重要的主干道,与东西方向的于新道、坨场南道共同组成响螺湾骨架路网。Yinbing Avenue:The primary r

30、oad going through Xianluowan District,starting from South Binhe Road and ending in Jingu Line#1;it will stretch into the South New City as long-term planned.It is the signifi cant artery road in Xiang Luo Wan area,forming the main road system in conjunction with the east-west Yuxin Road and South Tu

38、.然而,滨海新区中心商务区将逐渐成为和天津市现有中心城区同样重要的新的城市中心区.滨海新区中心商务区的规划技术要求应与其发展的目标相适应.SOM 建议参照天津市内环内的道路绿带要求来编制大沽地区的规划.快速路两侧10M,主干路两侧5M,次干路两侧3M.此外,如果没有特殊的市政规划要求,SOM不建议在次干路两侧设绿线.道路绿带宽度的减少有利于塑造尺度宜人的都市氛围,使城市变得更加适宜步行,并增加可开发土地面积.Based on Tianjin Urban Planning Technical Regulation issued on January,2009;plan of Binhai New

39、 Area CBD,as an area outside of 4 center city districts,should follow relatively wider road green belt requirement.However,Binhai New Area CBD will gradually become a new city center which is as important as the current Tianjin city center.The planning technical requirement of Binhai New Area CBD sh

40、ould meet the development goal of this area.SOM recommends referring to the road green belt requirement for the area inside Tianjin City inner ring road to develop the plan of Dagu area.10 M along ex-pressway,5M along primary road,3M along secondary road.In addition,if there is no specifi c requirem

41、ent from utility plan,SOM will not recommend proposing green belt along secondary road.Reducing the width of road green belt will help to cre-ate a human scale urban environment,make the city more walkable and increase the developable land area.外环线以外的城区道路绿带宽度要求ROAD GREEN BELT WIDTH REQUIREMENT FOR U

46、 and the west of Zhanan Road.Multi-story offi ce buildings provide unique environments for headquarter offi ces.Single corpo-rate clubhouses are located next to the Hai River,with beautiful views in a private setting.Hotels and service apartments add energy to this com-mercial area.Residential devel
