5、f China and related laws and regulations, party a and party b on the basis of equality, voluntary, house lease related matters to reach an agreement as follows第一条租赁期限 1.Lease Term(一)房屋租赁期自2014_年_8 _月_ _日至_2015_年_8 _月_ _日,共计_壹 年。甲方应于_2014_年_8_月_日前将房屋按约定条件交付给乙方。房经甲乙双方交验签字盖章并移交房门钥匙及后视为交付完成。(二)租赁期满或合同解除

6、后,甲方有权收回房屋,乙方应按照原状返还房屋及其附属物品、设备设施。甲乙双方应对房屋和附属物品、设备设施及水电使用等情况进行验收,结清各自应当承担的费用。(三)合同期满,如乙方需续租,乙方应提前_日向甲方提出续租要求,协商一致后双方重新签订房屋租赁合同。 (1) Housing lease term from August ,2014 to August ,2015 , in total _12_ months. Part A shall deliver the premises to Part B on to August ,2014 . The delivery is completed

7、when both parties sign and seal,and hand over the door key.(2) After the expiration or termination of the contract of lease, Party a has the right to take back home. Party B shall, in accordance with the same items return the premises and attached facilities. Part A and Part B shall examine the prem

8、ises (including all fittings and equipment listed in Appendix I) together, and shall pay all the fees as stated in The Agreement.(3) Near the termination of the contract, if Party b want to continue the contract, Party B shall request for renewal days in advance. A renewal contract can be signed aft

9、er reaching a negotiated consensus.第二条租金及押金2. Rent and deposit(一)租金标准:房屋租金(每个月:_ _元/月 ),房屋押金 (_2_个月, 元)待合同期满或特殊情况导致的合同结束,乙方退租后返还。(二)支付方式:现金_(现金/转账支票/银行汇款),每月_ 日前支付。(三)租赁物交付之日起,租金及租赁房产等一切费用均由乙方承担,包括:物业管理费(:_元/月)、水费(水表度数_)、电费(电表度数_)煤气费(煤气表度数_)(四)中介服务费:甲方支付人民币_元,乙方,支付人民币_元。(五)甲方需要提供乙方12个月的房租发票(可分期开)。乙方

11、he delivery date, party b need to take charge of management fee( rmb/month),water bill(Water meter readings: ),electric bill(Electric meter readings: ),gas bill(Gas meter readings: )(4)Agent fee:Party a pay rmb, and party b pay rmb.(5)Party A should give party B fapiao for 12 monthes(can be separate

12、ly).Party B should provide the required documents for making out fapiao and pay for the tax part.第三条房屋维护及维修3. House Maintenance And Repair(一)甲方应保证房屋的建筑结构和设备设施符合建筑、消防、治安、卫生等方面的安全条件,不得危及人身安全;承租人保证遵守国家、的法律法规规定以及房屋所在小区的物业管理规约。(二)租赁期内,甲乙双方应共同保障房屋及其附属物品、设备设施处于适用和安全的状态:1、租赁期内,对于房屋及其附属物品、设备设施因自然属性或合理使用而导致的损

13、耗(属自然折旧损坏)归责甲方对租赁物进行维修。2、因乙方保管不当或不合理使用,致使房屋及其附属物品、设备设施发生损坏或故障的,乙方应负责维修或承担赔偿责任。3、乙方应负责租期内的防火,安全用电。防盗及卫生清洁工作,如因乙方原因引起火灾或爆炸等安全事故,导致租赁物结构及有关设施损毁的,因此引起的一切损失,概由乙方负责赔偿。 (1) Party a shall ensure that the structure of the building and facilities in line with the safty requirement of construction, fire contro

14、l, security,should not endanger personal safety; The lessee to ensure abide by the laws of the state, the rules and regulations, and houses residential area property management statute. (2) During the lease term, Party a and Party b should jointly keep the premises and equipment in safety state. a.W

15、ithin the lease term, Party a should take the responsibility of equipments demage caused by natural depreciation. b.Party b should take the responsibility of the man-made demage to equipment,to fix or pay for it. c.Party b should take charge of fire prevention,electric safety,burglary prevention.If

16、there are any fire or explosion,Party b should pay for the demage of house and equipment. 第五条合同解除5. Rescission of Contract(一)经甲乙双方协商一致,可以解除本合同。(二)因不可抗力导致本合同无法继续履行的,本合同自行解除。 1. Others本合同经双方签字后生效,本合同一式 2份,其中甲方执1 份,乙方执 1份。本合同生效后,双方对合同内容的变更或补充应采取书面形式,作为本合同的附件。附件与本合同具有同等的法律效力。The contract is valid after signed or stamped.The contract will be in duplicate.
