Project Description 工程概述 The ****Nanjing Store project (referred as **** project) is located in **** District, Nanjing City, China. The site plot locates in Qinhuai District bounds by south **** Road in the west and Planned new road—**** Road in the north. Site area is 43,407 sq.m. The site coverage area of the new Nanjing**** Store is 19,609 sq.m. Total construction area is 76,833 sq.m .Building area that applies to the plot ration calculation is 55,633 sq.m.. Site coverage ratio is 45% and building height is 17.64m(from external floor to highest parapet wall). There are 3 stories above ground with on the basement level The IKEA project is developed by IKEA (Nanjing) CO.,LTD. ****家居南京商场项目(以下简称****项目)位于中国南京市秦淮区:西邻****路、北靠规划中的****路。项目占地面积43407平方米,新建****家具南京商场占地面积为19609平方米,总建筑面积为76833平方米,计算容积率建筑面积为55633平方米,现场覆盖率为45%,建筑总高度为17.64米(室外地坪至女儿墙),其中地面三层地下一层。 2. Overview of the Architectural Design 建筑设计概况 The project, **** Nanjing is a 4-flooring store with a basement,mainly described followings: Basement Parking(4.1m,with 2.8mclear at driveway):with light wells and side openings, this level is considered to be open garage consist of entry hall, home transport, recycling and mechanical areas. There are 829 parking spaces on this level. Ground floor(5.04m,with 3.0m clear at driveway ):open garage consist of entry lobby and other facilities . There are 636 parking spaces on this level. Second floor(5.67m,with 3.6m clear height ):consist of entry hall with public facilities, market hall, self serve, checkout area and customer services. Third floor(5.76m,with 3.4m clear height ):consist of showroom, kitchen, cafeteria, staff facility, store office and trading office. ****家具南京项目主体建筑为4层高商业楼(含1层地下室),其主要功能如下: 地下停车库(4.1米,主通道净高2.8米):设置敞开式半地下室停车库、地下进口大堂、中转站、回收站和机电用房和其它用房,总停车位为829个。 一层(5.04米,主通道净高3.0米):设置敞开式地面停车库、地面进口大堂和其它用房,总停车位为636个。 二层(5.67米,净高3.6米):设置进出口大堂和配套公共设施、大件/小件物品售货区、小卖部、顾客服务中心和卸货区。 三层(5.76米,净高3.4米):设置商场办公室、餐饮部和展示区。 The IKEA project’s design elevation ±0.00 equals to city datum 18.95m. Design duration of the project is 50 years. Building usage is commercial and Fire Protection Classification is TypeⅠ. 本工程建筑设计标高±0.00相当于绝对标高18.95米(黄海高程系),本工程为大型商业建筑,耐火等级为一级,设计合理使用年限为50年。 Other main detail design: 其它主要细部做法: l WALL 墙体 Beside reinforced concrete construction, other walls construction as bellow: External wall—sandwich panel on the outside, metal studs with gypsum board or insulated panel in the inside. Elevator shaft wall is 200 thick-reinforced concrete. Interior walls are: Ⅰ.Concrete modular units-CMU; Ⅱ.Metal studs with gypsum board; Ⅲ. Aerated concrete panel; Ⅳ. Framed or frameless partition with safety glass. 本工程墙体材料除钢筋砼墙外,其它墙体如下: 外墙—商场外墙主要为蓝色保温板内侧覆防火石膏板或彩钢板; 电梯井道为200厚钢筋混凝土墙。 内墙分为:Ⅰ.190厚混凝土小型空心砌块墙体;Ⅱ.轻钢龙骨防火纸面石膏板或水泥板隔墙,内填岩棉;Ⅲ.轻质砂加气混凝土板;Ⅳ.金属框或无框安全玻璃隔断。 l Floor Slab 楼地面 Ⅰ.Covered parking, store and receiving area are concrete with floor hardener; 车库、商场及备货区采用地面混凝土硬化; Ⅱ. Canteen and showroom are PVC flooring; 餐厅和展厅采用PVC塑料地板; Ⅲ. Washroom and kitchen are epoxy or floor tiles. 盥洗室和厨房间采用环氧树脂涂料或地砖。 l Door & Window门窗 Exterior doors frame and aluminum louvers are to be baked enamel finishes.12mm tempered glass is used for interior doors and 10mm clear safety glass for interior fixed windows. Insulated clear or tinted glass(6mm-12mm-12mm) is used for exterior windows, unless otherwise specified. 除注明外,外门窗框料及铝合金百叶表明为三涂二烤氟碳喷涂铝合金,室内地弹玻璃门 采用12mm厚钢化玻璃,10mm厚安全玻璃用于室内固定玻璃窗,外窗选用铝合金low-e中空玻璃。 l Waterproofing 防水 Basement: waterproofing in basement classified as type Ⅱ, use 3.0 mop on tar on all external wall. 地下部分防水:地下部分防水等级为Ⅱ级,采用3.0厚聚氨酯涂膜一道。 Roof: 1.5mm thick waterproofing membranes of Class Ⅱto be used on metal roof, installation per manufacturer recommendations and standards. 屋面防水:屋面防水等级为Ⅱ级,钢屋面采用1.5厚合成高分子防水卷材一道和压型钢板自防水一道。钢筋砼屋面采用1.5厚合成高分子防水卷材一道和细石砼刚性防水层一道。 External wall: Metal cladding to be used in the protect and waterproofing to be responsible of external wall manufacturer. 外墙防水:本工程主体外墙防水采用保温板自防水。 3. General Condition of the Structure Design 结构设计概况 Structural system of The IKEA Project is reinforced concrete structure with 7 level earthquake fortification intensity. 本工程主要结构类型为钢筋混凝土框架结构形式,抗震设防烈度为七度。 Design durable years of The IKEA Project is 50 years, earthquake resistance level is Ⅱ, basement garage is 6 level attachment substructure. 本工程结构的设计使用年限为50年,主体抗震等级为二级,地下车库为6级附建式人防地下室工程。 4. Conditions of the construction site 施工现场条件 The IKEA Project is locate in Qinhuai District, Nanjing City, China. The climate in Nanjing is of subtropical monsoon type with plenty of rail fall, average during summer is 28゜C. Proposed IKEA project site is situated at a plain area with convenient transportation. site power distribution panel & supply piping is responsible by owner. 本工程位于南京市秦淮区,南京市气候属亚热带湿润性气候,雨水充分,夏季日平均温度为28゜C。 拟建施工现场所处场地平坦,交通便利。施工用电用水由业主负责接入现场。 5. Measures & Critical points of technical ,quality and safety management of the project 工程的技术、质量、安全管理难点及对策 l Critical points of technical ,quality and safety management of the project 工程的技术、质量、安全管理难点 The IKEA Project’s construction quality(fair-faced concrete, plain wall ) is requested well, the materials of identification & select is key. 本工程施工质量要求高(清水砼、清水墙),对材料的选用及检验是关键。 Nanjing is located in subtropical zone with high rainfall & long rain season, outdoor temperature in the winter is lower. This is a great challenge for us to ensuring the project’s plan of schedule. 南京位于亚热带地区,雨季时间长、降雨量大,冬季室外温度低,冬雨季施工难度大,加之本工程工期紧,给总体进度计划的控制带来了一定的难度。 To assure construction schedule, the IKEA project is involves many operation going on in overlapping way, at high altitude and centrally. To assure construction quality & safety, construction must be carried out with overall planning and concerted operation.为保证施工工期,本工程交叉作业多、高空作业量大,且作业集中。为保证施工的质量和安全,必须进行全面的计划和作业协调。 The IKEA project employs many new construction processes, technologies & equipments. This present strict requirements on technical & quality management for us. 本工程采用多项施工新技术、新工艺及新型结构设备,这样对施工技术和质量保证提出了较高的要求。 l Measures to be taken in regard to critical points above-mentioned 针对上述难点所采取的措施 Reasonable selection of material, optimum arrangement of construction sequences, advanced and scientific construction methods. 合理选择材料、优化施工计划;合理安排施工工序,采用科学、先进的施工方法。 To improve the local workmanship and efficiency to assure the HSE/Quality and schedule to meet contract requirement. 改进工艺,提高效率来满足合同中规定的安全、质量和进度要求。 Strengthen progress control, optimize construction technology, make good coordination between various operation progress, strengthen quality management ,and introduce economic contracting responsibility system to assure completion of overall schedule. 加强进度控制,优化施工工艺,协调好屹工序之间的交叉施工,加强质量管理的力 度,实行经济承包责任制,确保总体计划的顺利完成。 Detail schedule management, strengthen dynamic control. Based on realization of control points in construction on time, proper measures shall be taken to deal with anything and the construction network schedule shall be continuously traced and adjusted. 细化计划管理,强化动态控制。在施工中立足于保证控制点按期实现,对所出现的各种 情况及时采取应变措施,不断跟踪以调整施工进度网络计划。 Proper measures shall be taken to make protection from bad weather, including typhoon; emergency measures shall be available to minimize the impact on the construction. 做好防雨防台工作,建立健全各种应急措施以降低因冬雨季对施工的影响。 Coordinate operation going on in overlapping way, especially those between construction levels/layers. 协调好各工种的交叉作业,尤其是施工层面间的交叉作业。 Site HSE inspection, monitoring and qualification activities shall be strengthened; factors affecting safety shall be identified and eliminated. Site HSE management shall be conducted with high standards, strict requirements, reasonable organization, good coordination between construction activities and prior prevention. 加强现场HSE检查、监督和考核工作,及时发现和处置各种不安全因素。现场HSE管理采取高标准、严要求,合理组织。及时协调各工种之间的交叉作业,做好事前预防工作。 6. Preparation Scope 编制范围 According to the bid document ,The bidding scope of work comprises but is not limited to the following: 参照招标文件所述,投标工作范围包括但不限于: l Base building 主体建筑 All civil works excluding earthworks for foundation pit, foundation pit protection and pilling, interior finishing. 除基坑土方、基坑支护、桩基础和室内装修之外的所有的土建工作。 Steel structure. 钢结构。 Insulation and waterproofing on concrete/steel structure. 混凝土/钢结构屋面的保温和防水。 Coordination with other contractor and/or nominated suppliers. 与其它承包商和/或业主指定供应商的配合及协调。 Main construction management responsibilities to other contractor and/or nominated suppliers, etc. 对其它的承包商和/或业主指定供应商的总承包管理责任。 l Supplementary building 建筑附属工程 Curtain wall, doors, windows and others . 玻璃幕墙、门窗工程等。 l Parking works 停车场工程 Parking, including parking under raised building and ground level parking. 停车场包括地下及地面停车场。 Road, pavement, fence ,etc. 停车场的道路、铺面及围墙等 l Fire protection 消防系统。 l Electrical cabling, lighting. 电气电缆及照明系统。 l Sewage/drainage/other piping 室外雨污水管道系统。 Exterior works—others 其它室外工程。 7. Guiding Principles of Preparation 编制的指导思想 l The management requirements for construction specified by owner shall be strictly followed provided they conform to codes, standards and national laws. Elaborate arrangement shall be made to consistently keep compliance with HSE management requirements, satisfy network progress schedule requirements, achieve the IKEA project completion in high quality and standard on schedule. No effort will be spared in contracted service for winning higher reputation. 严格遵循业主和管理/监理单位在施工过程中的管理要求,在满足相关标准、法规、规范的前提下精心组织施工,确保施工过程始终符合业主HSE要求,满足工期网络计划要求,高质量、高标准的按期实现工程的竣工交付验收,本着为业主负责的态度创造更高的信誉。 Make reasonable arrangement on site; Apply proper measures to prevent fire and explosion. Construction personnel must strictly follow safety regulations of HSE plan. Necessary permits shall be obtained for entry to site, earthworks and firings. Proper measures shall be taken to prevent noise and contamination for civilized construction. 合理规划现场布局,做好现场防火、防爆管理,施工人员必须严格遵守HSE有关规定, 办理必要的出入证、动土许可证、动火许可证等,采取相应的防噪音、防污染隔离措施,做好现场文明施工。 Make reasonable construction progress schedule; optimize manpower and machines deployment Increase per capita productivity, scientifically manage overlapping job interfaces. 合理安排施工进度计划,优化人力资源及机械配置,提高前提员工的劳动效率及机械化 施工使用率,科学管理交叉作业。 For installation of large equipment and key parts construction, prepare a detailed operating instruction scheme, dispatch well-experienced personnel before construction, and apply optimum construction scheme. 对于关键施工部位、大型设备的安装,在施工前应编制详细的作业指导方案,选择经验 丰富的施工人员进行施工,以最优化的施工方案完成施工任务。 Steel structure are installed by maximizing prefabrication to minimizing workload on site in a way to assure quality and sep up construction. 钢结构安装采取预制、安装分离,加大预制深度,尽可能减少现场工作量,使之既保证 工程质量又能加快施工进度。 As electrical construction is carried out and after conditions are ready, manpower shall be centralized on layout of long cables in short times. In the place where motors are centralized, prefabrication of cable trays and conduits shall be conducted as far as applicable in order to reduce site construction load and installation time. 电气施工在现场施工条件具备后,集中劳动力在短时间内将长线路的电缆线敷设完;对 于电机分布较集中的区段,能进行预制的如电缆桥架、电缆配管等,应提前预制加工,以减少现场施工工作量,压缩现场安装时间。 Apply materials quota requisition system and economic responsibility system of engineering activates, set up efficient project manager office, make practical scientific management scheme for construction on site, control consumption of energy , materials & costs within specified range. 现场实施限额领料制度,实行工程经济责任制承包制度,建立精干高效的项目部,制定切实可行的科学管理方案进行现场施工管理,将能耗、材料及成本控制在预期目标之内。 8. Final Objectives of the IKEA Project 项目最终目标 l To guarantee to win “Outstanding Structure Project” of Nanjing; 主体结构确保南京市优质结构; l Win “Yangtze Cup” of Jiangsu; 确保江苏省“扬子杯”; l Strive to win “Luban Prize”of the PRC; 力争“鲁班奖”; l Meet “Jiangsu civilized construction site” requirements. 施工现场达到江苏省文明工地达标要求。 9.
