1、建筑企划书写字楼设计任务书Design Specification for Office Building一, 项目地块基本特性概述basic block features for the project1,项目位置概况:写字楼位于香山国际游艇俱乐部项目北侧,西临环岛路,北靠近香山,东面紧邻五星级酒店,南面为俱乐部水上活动中心、别墅区和大面积水域,场地呈不规则型。1, location :Office is situated at the north of Xiangshan International Yacht Club, west to Huandao Road, north close

2、 to Xiangshan, east close to five-star hotel, with the Water Activities Center of the Club, villas and the vast water area in the south, taking on an irregular shape. 2,项目环境与交通条件:该项目位于厦门国际会展中心北侧,与奥网中心(在建)、国际会议中心隔路相望,三面临海,有丰富的自然景观资源和建筑景观。交通地处会展中心北段环岛路段,路况很好,目前尚无公交系统配套。2, environment and traffic condi

3、tion: The project is located to the north of Xiamen International Conference and Exhibition Center, facing the Olympic Tennis Center (under construction) and the International Conference Center across the road, adjacent to the sea on its three sides with rich natural and architectural landscape reso

Located at the northern part of island of the Exhibition Center, the traffic condition is perfect without public transportation system supporting at present.3,写字楼建筑总用地面积21236平方米,正负0以上(以环岛路为标准),写字楼建筑面积53000平方米(不含地下室部分)。建筑物的退线关系具体详附件。3,Office building covers 21,236 m2, above positive and negati

5、ve “zero” (based on Huandao Road).The building area of the office building is 53,000 m2 (excluding basement). Wire-backard relation of building is described in detail in the attachment.二, 设计内容Design contents1,单体建筑设计方案;2,景观设计方案。1Scheme for Individual Construction2. Scheme for Landscape Design三、设计总体规定

6、 the overall design requirements1、符合甲级写字楼标准,设计高度为155米;裙房一、二层层高应大于9.0米,标准层高度考虑做到7.0-8.0米。1, Accord with class A standard for office building with design height of 155 m; the first and the second floor of the annex should be higher than 9.0 m, and the standard floor can be as high as 7.0-8.0 m. 2、满足厦门

7、市规划局2023G05(香山国际游艇码头)地块规划设计条件(见附件)。2. Comply with “Block Layout Conditions 2023G05 (Xiangshan International Yacht Wharf)” (see the attachment). 3、强调“地标”“四化”与“一发展”3, Stress on landmark Four Modernizations and one development地标-办公楼设计不仅在造型设计上,同时在功能服务配套设计都是以国际地标、超一流的标准来考虑设计;Landmark The design for offic

8、e building is considered on the international landmark and super-class standard not only in sculpt but also in functional supporting services; 个性化-在室内空间设立、服务配套等方面强调个性特色;生态化-要营造办公空间中阳光、空气和绿色环境,引入共享绿化平台,强调节能;人性化-充足考虑客户办公形态,商务形态和生活形态智能化-高度的网络化、自动化。可连续发展-办公空间的发展,具有延展性,随公司的发展办公系统空间的变化可以灵活变化。Individuation

Sustainable development - the development of office space has ductibility that can be changed flexibly with the companys development.4、建筑布局合理,与环境有机协调,与周边道路衔接顺畅,适应地方气候,造型富有创意,空间丰富、立意新奇,成为新世纪“地标”性建筑之一;厦门环岛路上的一颗明珠。 4, Architectural layout

11、is reasonable, in coordination with the environment, smoothly linking to the surrounding roads, adapt to the local climate with innovative shape, rich space and novel idea as one of landmarks in the new century, becoming a pearl on Huandao Road in XIAMEN ; 5、交通设计便捷顺畅,解决好人流与车流集散与分流,解决好办公、后勤等的人车流关系和动静

12、关系; 6、营造优美协调的外部环境。建筑形态应服从城市设计的整体规定,要兼顾五个面的美观,特别要解决好建筑与海的景观效果,发明舒适宜人的外部环境; 7、充足考虑可连续发展的需要,使之能随未来社会的发展,不断作出适应性的调整;8、满足国家相关法律法规;9、满足业主的设计规划规定,同时应遵循经济效益和建设成本的合理配比;5, Convenient and smooth traffic design solve the gathering and distributary of people and vehicles. Manage well the relations of human and v

13、ehicles in office and logistics, and the dynamic and static; 6, Create a beautiful coordinated external environment. Architectural forms should be subject to the overall urban design requirements, considering beauty on five aspects, especially properly handle the landscape effects of architecture an

14、d the sea to create a comfortable and pleasant external environment. 7. Fully consider the need for sustainable development to cope with future development and make adaptive adjustments;8. meet the relevant state laws and regulations;9, meet the owners requirements of the design and planning, follow

15、ing the reasonable ratio of economic benefits and building cost; 四、 设计原则Design Principles 1、基本设计原则Basic design principles (1) 与五星级酒店、滨海商业中心及其他功能区合理衔接; (2) 规划设计应和建筑成本结合考虑做到合理配比;(1) Connect reasonably with five-star hotels, Binhai commercial centers and other functional areas; (2) Layout design should

16、 be considered with construction cost to achieve a reasonable ratio; (3) 将容积率做满,同时考虑设计空间在二次装修后的充足使用; (4) 要保证“滨海”、“特色”、“高档”的产品定; (3)FAR is to be maximized with the full use of the design space after the secondary fitment; (4) The orientations of “coastal”, “characteristic” and “top grade” are to be g

17、uaranteed.(5) 充足合理运用地块空间,特别是地块正负0以下的建筑空间,使其商业价值和商业空间运用率最大化,同时需考虑地下部分的景观,充足运用场地的滨海环境,做到将景观绿化、空间绿化和滨海建筑特色相结合; (6) 合理的组织景观流线与景观视线通廊; (7) 单体设计要注重建筑的天际轮廓线的节奏和韵律设计;(8) 交通组织保证人车分流,不同功能的人车流组织和动静的关系要解决好;(5) The block space is to be fully and rationally utilized, especially for the construction space below po

18、sitive and negative “zero”, so that its commercial value and commercial space utilization ratio can be maximized. At the same time, the underground landscape should also be considered for efficient use the coastal environment. A combination of sight virescence, spatial greening and costal constructi

19、on is to be achieved; (6) Reasonably organize landscape flow and landscape visual corridor; (7) Individual design should focus on rhythm and meter of horizon contour line; (8) The traffic organization assures distributary of human and vehicle that the relation between human and vehicle, the static a

20、nd the dynamic should be handled properly;(9) 建筑的立面解决上,体现现代滨海园林建筑风格特点;(10) 建筑之间的间距应满足国家和厦门市的法律法规及相关的规定。(9) Characteristics of modern coastal gardens architectures should be embodied in facade processing; (10) Spacing between constructions should meet laws, regulations and related requirements of the

(11)在完全消化建筑面积的前提下,建筑标准层层高考虑做7.0-8.0米,把155米的空间高度消化掉。(12)裙房部分的配套设计要满足写字楼(星级标准)档次的配套使用;(11) In the premise of full digestion of construction area, the layer height of construction standard layers is considered to be 7.0-8.0 m to make full use of the space of 155 m in height. 22、12) The complete design of annex should meet the supporting use of office building (star standard); (13)地面的停车位设计要合理结合建筑和地块的特点,地下室停车要合理经济,总停车位要满足星级写字楼设计的规定。(13) Design of parking spaces on the ground should combine features of constructions and block reasonably and parking space in basement should be

23、 reasonable and economical, while the total parking spaces are to meet the star-standard office building design requirements.(14)裙房部分的屋面应考虑充足运用;裙房部分的层高不低于9.0米;(14) The roof of annex should be fully utilized; the layer height of the annex should be not less than 9.0 m; (15)写字楼地下室二层设计,地下室二层底板标高为-0.6米(

24、黄海高程),地坪抬升到8.5米(黄海高程),地下一层层高6.6米,地下二层层高3.5米,与酒店和滨海商业中心地下一层进行连接。地下一层设计应做阳光地下层,建筑结合地形环境,充足运用场地的周边景观考虑设计;(15) Two-story is in office building basement with -0.6 m elevation (Yellow Sea elevation)of the floor on the second layer, flooring uplift of 8.5 m (Yellow Sea Elevation), 6.6 m high of the first l

25、ayer underground , 3.5 m high of the second layer underground, connected with the first layer of hotel and Binhai Commercial Center. Underground layer should be designed as the sunny understand combined with the terrain environment in full use of the surrounding sights; (16) 写字楼裙房部分在靠内港池的部分应结合酒店靠内港池

26、的裙楼部分一起考虑设计,衔接的建筑空间关系要解决好;(17)建筑的结构形式应结合造型和成本一起统筹考虑设计,做到最优配比;(16) Annex of office building near inner harbor should be considered with the annex of inner harbor basin in hotel that the connection of architectural space should be properly handled; (17)Structure of building should be considered with m

27、odel and cost to achieve the optimal ratio; 2、建筑风格设计architectural style design(1) 以现代派风格为主,以国际 “地标”的设计高度设计,做出产品的地标性;(2) 注入“滨海”、“水”等元素符号;(3)建筑可考虑退台的解决方式,结合建筑造型充足运用景观平台; (1) Provide modern style as the major, and make a landmark of the product designed on the international landmark; (2) Inpour with th

28、e coastal water and other element symbols;(3) Construction can be considered with setback frame to make full use of the landscape platform combining with the architectural style. 4、其他设计规定Other design requirements综合管线:合理的运用现有的水、电、气、电信等市政及专业管线接口,解决好场地内的智能化设计、供水、供电、给排水、排污、排洪等管线的布置问题,设计同时应考虑预留足够空间,便于以后施

29、工接口和建筑的可连续发展。环卫设施:充足考虑环卫设施的合理数量和位置,如何和景观相结合,同时方便写字楼的平常使用及管理。Integrated Pipeline : rationally use the available water, electricity, gas, telecommunications and other municipal and professional pipeline interfaces; handle well the pipelines layout of water supply, electricity, drainage, sewerage and f

30、lood delivery pipelines inside the ground; enough space should be reserved for the future construction interface and the sustainable development of construction. Sanitation facilities: fully consider the reasonable quantity and location of the sanitation facilities, and how to combine with the lands

31、cape, facilitating the office building for daily use and management.停车位:停车位必须满足星级写字楼的规模使用数量,同时停车场的布置设计应满足并方便写字楼不同功能分区的使用规定。Parking spaces: parking spaces must fulfill the quantity in use of star-standard office building, meanwhile parking layout design should meet the requests of the different funct

32、ional areas of the office building for convenience. 五、 成果规定Requests for Achievement1、本项目设计应达成修详规和建筑方案设计深度规定; 2、设计文献:设计说明书、总平面规划方案设计、交通组织设计、环境景观设计、综合管网组织设计、单体建筑平面、立面、剖面图; 3、投资估算; 1, The project should be designed to achieve the revised regulations and construction scheme depth; 2, The design document

33、s : design specification, master planning scheme design, traffic organizational design, landscape design, integrated network organizational design, drawings of individual construction plane, faade and profile; 3, investment estimate;4、效果图: (1)办公楼鸟瞰效果图 (2)沿环岛路立面效果图 (3)主入口立面效果图 (4)单体建筑效果图 (5)设计方认为有必要交

34、待的建筑节点效果图 4, effect maps : (1) office building airview effect map (2) Facade effect map al0ng Handao Road(3) main entrance faade effect drawing (4) individual building effect drawing (5) construction nodes effect drawing that the designers consider it necessary to account. 5、设计文献统一按A3规格装订成册,共提供8 套;6

35、、效果图贴表在轻质板上,不小于A0规格; 7、方案成果的知识产权归属本公司。5, Design documents should be bound up by A3 for 8 sets totally;6, The effect drawings are to stick to the light boards, no less than A0; 7, The intellectual property of the scheme achievements is attributable to the Company. 六、 方案设计程序及设计文献规定Scheme design proces

42、he text 本阶段报送文本内容除满足上述规定外,还应满足厦门各主管部门对报送文献的设计深度规定及设计内容规定。The contents of text submitted in the stage not only meet the above requirements, but also should satisfy the requirements for design depth and contents of submitted documents by all administrative departments in Xiamen.6、方案批复后修改阶段stage of rev

43、ision after the scheme approved将报审文献按照批复意见进行修改完善,并配合业主选择的施工图设计单位完毕设计方案交底、施工图审阅工作。The reporting and examining documents should be revised in accordance with the advice given, and complete design scheme explanation and review of the shop drawing with the design units of the shop drawing chosen by the
