All excess paint to be removed from access walkway.
Remove all excess paint overspray on wall from bamboo screen treatment at entry doorway.
No ground/earth wire provided to light fitting.
Exposed cabling, need to cover by installing wires in conduit and paint to match wall finish color.
Entry door does not keep rain water out, floor very slippery when water inside and door rattles in wind at night and is disturbing.
To provide a weather strip on bottom of door and a seal to be applied to the door frame to prohibit 'rattling' in wind.

Aircon unit not installed properly, it is at an angle across the plant room and therefore air flow across the coils is not as good as it should be, additionally the hot exhaust air is re-circulated inside the room and decreases efficiency of the unit.
No cover on MATV junction box, individual circuits are not labeled either at the terminal box or inside the guest room wall plates for ease of identification.
Exposed wiring and terminations to be replaced and all terminations made in approved junction boxes.
Electrical switch board circuits not labeled and no safety cover plate with circuit breakers identified.
Voice and Data cabling not installed properly (blue cable).
Hot and Cold water supply isolation valves not labeled.
Air-conditioning screen not installed properly.

Water damage around window beside TV, suspect poorly installed window frame - to be inspected and addressed.
TV cabinet damage.
Mini bar not installed with good ventilation and unit operating very hot which will reduce service life of unit prematurely. Recommend to cut second slot for natural air circulation.
Safety box to be secured by bolting down onto the drawer unit in the wardrobe.

Hand basin water leak.
Bathroom and toilet entry doors - handles are corroding badly and finish is unacceptable. Recommend to replace all bathroom hardware fittings with better quality.
Bathroom shower and toilet doors are of low quality finish, laminate imitation wood veneer surfacing coming off doors
Recommend doors are replaced with solid wood.
Drain not connected properly.
Note: Water pressure modulating, it’s not constant and needs to be addressed through the plant room domestic cold and hot water system checks.
Bathroom tub drain not connected properly. Bathtub moving on floor inside bathroom and in most cases the drain connection is 'proud' of the floor so the tub floor is not flat and water 'ponds'.

External window frame needs to be cleaned of over paint finish and properly painted.
Excess wire noted on many exterior bathroom structures from construction, these need to be removed and the structures painted to a clean finish.

Coadunate drain line and drip tray not installed properly. If the condensate drain is not installed with a 'fall' from the catchment tray down to the main drain line then water will 'flood' the tray causing serious ceiling damage over time.
Recommend that the trays and drains are tested during snagging by filling trays artificially with a water form a jug to ensure trays can drain before handover completed.

Composite wood finish surrounding the Jacuzzi is not finished safely.
Recommend to change material for timber decking.
Back terrace exterior light fitting rusting, cables exposed and to be installed inside conduit painted color as the wall finishes.
External lights fitting crowded.
Feature light no access to replace bulb, contractor provide method statement.
Jacuzzi parts missing like headrests and overflow covers - these need to be replaced by contractor before handover.

The faceplate and control label is coming away from the controller unit. Recommend to re-stick the plate with adhesive compound or replace as required.
