We hereby invited your design unit to participate in the design scheme competitive bidding for this project. 现将有关具体要求说明如下:The following are the explanations for the related specific requirement: 1. 项目名称:Project name: 航天国际中心 Aerospace Office Building2. 工程背景资料:P
4、roject background information: 航天国际中心(以下简称:大厦)将由深圳市航天高科投资+管理有限公司开发建设。该大厦建成后将成为中国航天科技集团公司在中国南方地区的运营管理中心、研发中心和国际技术合作交流中心。投资方拟将大厦打造成为深港地标级甲级商务办公楼。The Aerospace Office Building (hereinafter referred to as the Building) will be developed and constructed by Shenzhen Aerospace High-Tech Investment and Mana
5、gement Co., Ltd. After the completion of construction, this Building will become the operation and management center, R & D center and international technological cooperation and communication center of China Aerospace Science and Technology Corporation in the southern area of China. The investor is
6、 planning to construct the Building into a Class A landmark business office building in Shenzhen and Hong Kong. 3. 用地状况: Information about the land used: 3.1 项目位置:深圳市南山区滨海大道与后海滨路交汇处之东南填海地块 Project location: Zhenhai lot in the southeast of the intersection of Binhai Avenue and Houbinhai Road in Nansh

The station is now under construction and is estimated to be completed and put into service after two years; B 地块西侧为漾日湾畔住宅小区; On the west side of the plot is the Yangriwanpan Residential Quarter; C 西南面为深圳市南山区商业文化中心区,有凯宾斯基酒店(五星级)、保利文化广场、海岸城、香江国
9、际等商业商务综合体;On the southwest is the commercial and cultural central area of Nanshan District, Shenzhen, with such commercial and business complexes as the Kempinski Hotel (five-star), the Poly Cultural Plaza, Coastal City and HKI Properties Ltd. D 北侧邻近深圳市主干道滨海大道,邻近滨海海滨立交;It is close to the main artery
10、 of Shenzhen, Binhai Avenue and to the Binhai Coastal Flyover Crossing on the north; E 地块现状地形平坦,为填海地块。The present topography of the plot is even and is a piece of land reclaimed from the sea. 3.5 地块所处片区城市规划简介:Brief introduction of the urban planning of the area where the plot is located: 深圳市总体规划定位后海
11、片区为城市一个商业金融区,也是南山区的政治、经济、文化、体育和信息中心、总部经济聚集地、生态型花园式现代化海滨城区。这一定位决定了该片区的规划建设必将体现高起点、高标准、超前性和可持续发展特征,并将发挥强大的规模效应、示范效应和辐射效应。In the master plan of Shenzhen, the area behind the sea is a commercial and financial area of the city and also a political, economic, cultural, sport and information center, a head
12、quarter economy concentration area and an ecological garden-style modernized coastal district in Nanshan District. This orientation determines that the planning and construction of this area inevitably reflect the characteristics of high starting point, high standard, foresight and sustainable devel
13、opment, and will exert strong scale effect, demonstration effect and radiation effect. 4. 用地规划指标要求 Requirements of land planning indexes:4.1 用地面积:10458.44平方米 Area of land used: 10,458.44 square meters4.2 建筑容积率:14.34 Floor area ratio: 14.344.3 建筑覆盖率65-80%; Building coverage: 65-80%; 4.4 计入容积率总建筑面积:15
14、0000平方米(其中商业面积30000平方米) Overall floor area calculated into the floor area ratio: 150,000 square meters (including 30,000 square meters of commerce area)4.5 建筑高度90-300米 Building height: 90-300 meters4.6 其他未提及的有关具体要求请按照国家和深圳市有关规定进行设计。For other specific requirements that have not been mentioned, design
15、 shall be carried out according to the related regulations of the state and Shenzhen. 4.7 总体布局及建筑退红线要求: Overall layout and building receding red line requirement: 建筑在用地中间规划路两侧可零退红线,其余各向退红线6米,原则上按照城市设计确定的位置设置公共广场空间(T107-0006宗地西侧留出约20米宽绿地,T107-0005宗地西侧留出约15米宽绿地,两地块的西侧沿中间规划路留出公共空间约1500平方米),除此规定外,其它应满足深
16、圳市城市规划标准与准则及相关规范的要求。On the two sides of roads within the land used, the building may have zero receding red line. For the other roads, the receding red line of each side shall be 6 meters. In principle, the space of a public plaza shall be set up according to the location determined in the urban des
17、ign (a piece of green land of about 20 m wide shall be reserved on the west side of T107-0006 land parcel, a piece of green land of about 15 m wide shall be reserved on the west side of T107-0005 land parcel, and a public space of about 1,500 square meters shall be reserved along the road planned in
18、 the middle the west side of the two land parcels). Besides this regulation, the “Urban Planning Standard and Principle of Shenzhen” and other related standards shall be met. 4.8 车辆和行人的出入口 entrances and exits for vehicles and passengers按批准的规划设置,具体以规划许可为准。结合地块周边道路条件并结合各功能流线设置相应出入口,需针对各类人流、车流及服务流线作出分析
19、。 According to standard planning setup, specific matters shall follow the planning license. According to the conditions of roads surrounding the plot and various functional flow lines, corresponding entrances and exits shall be set up, and analysis shall be made on various people flows, vehicle flow
20、s and service flow lines. 4.9 空间利用 Space utilization a.地下空间 Underground space在保证城市市政管线走廊空间需求的前提下,可对地下空间进行整体开发建设,有关使用和建设管理要求按深圳市地下空间管理办法有关规定执行。宗地内的地下空间应在提供停车、人防、设备间等基本功能的前提下综合开发利用,提供地下人行通道和机动车通道,应预留与东侧临近地块的地下空间连通的接口。充分考虑地铁人流对大厦商业的带动。南北地块地下空间需要考虑车流及商业人流的互通,通道及地下可以考虑地面自然采光及通风。On the premise of guarante
21、eing the spatial requirement of the municipal pipelines of the city, overall development and construction may be conducted on the underground space. The related use and construction management requirements shall be carried out according to the “Shenzhen Administrative Measures on Underground Space”.
22、 The underground space within the land parcel shall be comprehensively developed and utilized on the premise of providing basic functions such as parking, civil defense and equipment rooms. Underground passenger passages and motor vehicle passages shall be provided, and connections with the undergro
23、und space of the neighboring plot on the east shall be preserved. The drive of the commerce in the Building by the subway people flow shall be fully considered. For the underground space of the south and north parcels, the intercommunication between vehicle flow and commerce people flow shall be con

Ground natural daylighting and ventilation may be considered for passages and underground spaces. b.地面空间 Ground space 原则上按照规划确定的位置设置公共广场空间和建筑主要出入口,根据机动车单向交通组织方式和相关道路交通规范,设置地下空间、车库出入口。In principle, the main entrances and exits of the public plaza space and buildings shall be set up at locati
25、ons determined in planning. The entrances and exits of underground spaces and garages shall be set up according to the one-way traffic organization mode and related road traffic standards. c.地上空间 Space above ground在满足城市道路通行要求的基础上,需结合两个地块的整体设计进行综合形体设计(裙楼部分或其他连接部分),以提供更紧密的功能联系。 On the basis of meeting

32、热和低辐射玻璃等手段,更包括建筑设计本身解决好自然通风采光、布局的合理性、使用率的提高等;Energy conservation, environmental protection, and green ecology are the common tendencies for the development of modern office buildings. The natural ventilation and daylighting, reasonable layout and improvement of use rate etc. shall be solved by adopt
33、ing non-radioactive and pollution-free building materials, equipment with low energy consumption and high efficiency and glass with heat insulation and low radiation and through the architectural design itself; B) 智能型写字楼-即智能化系统全面提升,为用户提供快捷、高效率的办公环境; Intelligent office buildingthat is, the overall up

35、ed. 7.3 建筑风格、总规和单体设计要求 Requirements on architectural style, overall planning and single building design 7.3.1 建筑风格:大厦不仅要有鲜明的滨海全景观甲级写字楼感觉,应创造出超越目前深港高档写字楼独特的建筑风格,可充分体现现代中国航天科技创新理念,考虑中国航天文化元素,符合航天企业给外界的形象。Architectural style: the Building shall not only have distinctive characteristics of Class A offic
36、e building with full coastal landscape, but also shall create a unique architectural style surpassing current high-grade office buildings in Shenzhen and Hong Kong, fully reflecting the innovative ideas of modern Chinese aerospace science and technology, considering the cultural elements of Chinese
37、aerospace and corresponding to the image of the aerospace enterprise in the outside world. 7.3.2 总体规划:总体布局要科学、合理、充分地利用土地,建筑要与周围环境相协调,与周边产生对话;Overall planning: the overall layout shall make scientific, reasonable and full use of the land, the buildings shall coordinate with the surrounding environmen
38、t and dialogue with the surroundings; 7.3.3 总平面、造型、立面、交通等各项规划设计需满足深圳市后海金融区总体规划要求。The planning and design of various aspects such as general layout, outline, elevation and traffic shall meet the requirements of the master planning of the Houhai Financial Area in Shenzhen. 7.3.4 地块关系:充分考虑南北地块的相互关系,在对话
39、、主次、造型及风格上的协调及统一。 Parcel relationship: full consideration shall be given to the interrelationship between the south and the north parcels, and their dialogue, primary and secondary positions, and coordination and unity in outline and style. 7.3.5 外部道路和交通:车行出入口设置要满足城市道路规划的要求。地下与地面停车位相对集中,通过交通组织方式实现人车
40、分流。External roads and traffic: the setup of entrances and exits for vehicles shall meet the requirements of urban road planning. The parking spaces underground and on the ground shall be relatively concentrated, and the separation of people and vehicles shall be realized through traffic organization
41、 mode. 7.3.6 内部交通要求:便捷、清晰、顺畅、层次分明,减少相互干扰,避免出现交通流线混乱。Internal traffic requirements: convenient, clear, smooth and with distinctive layers, reducing mutual disturbance, and avoiding disorder of traffic flow lines. 7.3.7 结构体系:选用经济、合理、成熟并且符合填海区超高层的结构体系,方案选用特殊结构体系需对其造价及特点作出相应说明。Structural system: a struc
42、tural system that is economical, reasonable, mature and meets the standards of super towers in Zhenhai District shall be selected. If a special structural system is selected in a scheme, corresponding explanation shall be made on its cost and characteristics. 7.3.8 主入口:建筑的各主要出入口设置合理,造型元素大气统一,即与整体协调又
43、尺度科学合理。写字楼主入口大堂需要充分考虑空间效果及人流组织功能,并充分考虑景观效果。Main entrances and exits: each main entrance and exit of the building shall be reasonably set up. The outline elements shall be graceful and united, coordinating with the overall layout and having scientific and reasonable dimensions. For the hall of the ma
44、in entrance of the office building, full consideration shall be given to the spatial effect and people flow organization and functions, and also to landscape effect. 7.3.9 外立面:方案需要充分表现外立面选定材质及幕墙的形式。充分表现立面形式的独特创意和科技感,同时需考虑大厦的朝向、自然采光、遮阳三者之间的关系,使大厦在今后的使用中做到最大限度地节约能源并避免光污染。External elevations: the schem
45、e shall fully reflect the materials selected and form of curtain walls for the external elevation. The unique creativity and sense of science and technology of the elevations shall be fully reflected. Also the relationship of the orientation of the building, natural daylighting and sun sheltering sh
46、all be considered so that the building can maximally save energy and avoid light pollution in its future use. 7.3.10 屋顶造型:作为造型主元素,方案需作出详细表现及说明,对塔楼建筑高度作出说明。Rooftop outline: as a main element in the outline, the scheme shall give detailed reflection and explanation of it and the building height of the
47、 tower shall be explained. 7.3.11 泛光照明:方案需要考虑大厦的夜景灯光工程。Floodlight: the scheme shall consider the night lighting project of the Building. 7.3.12 商业部分:Commerce part: 大厦公共配套及商业需要营造高档写字楼的环境、氛围。The public supporting facilities and commerce of the Building shall create the environment and atmosphere for t
48、he high-grade office building. 裙楼商业需要充分考虑对大厦自身人流、周边经过人流、地铁人流的合理组织。裙楼内部应有便捷交通(立体或平面),要求商业流线横纵回流。The commerce of the podium shall fully consider the reasonable organization of the people flow of the Building itself, flow of passers-by, and subway people flow. Inside the podium there shall be convenien
