1、随着国民经济的发展,房地产的相关经济活动越来越频繁,对房地产估价的需求也随 之增大。那么,如何精确衡量房地产价值就成为房地产估价的一个永恒话题。房地产估价 的三大基本方法:市场比较法,成本法和收益法,尤以市场法的运用最为广泛,但是这种 评估方法在实际评估运用中过多依赖于评估者的经验,对数理模型运用较少,在实际应用 中,易出现评估价格偏离市场价格的现象。 本文以理论联系实际,定量分析和定性分析相结合的方法,研究如何在房地产估价中 引入特征价格理论,与市场比较法有机结合,建立房地产估价模型。模型弥补了传统市场 比较法的不足,减少了在房地产估价中人为因素的影响,使得评估结果更科学、客观
2、和可 信。 首先,阐述传统的市场比较法,并对传统的市场比较法及在应用中的缺陷进行分析。 其次,引入特征价格理论,研究基于特征价格理论的市场比较法。其中较详细地介绍 特征价格理论的基础、应用条件、应用领域等,分析当前特征价格理论用于我国房地产估 价的可行性,建立房地产估价模型。同时运用统计学理论的研究成果,确定了样本数据的 搜集与选取的原则,计算房地产估价模型的参数。 再次,探讨影响房地产估价的特征因素及量化的方法。在分析影响房地产价格特征因 素后,在查阅大量资料并征询专家意见的基础上,确定各类房地产的价格特征因素,并运 用专家意见法和模糊数学的方法对特征因素进行量化。 最后
