1 地下车库及其他

提供安置在地下室的设备所需的结构荷载

按施工规范完成所有设备间隔墙、房间隔 墙。

提供设备间及其他房间顶棚、墙面等涂料 饰面。

按施工规范和设计要求完成基础回填，保 证回填密实度。

按施工规范和设计要求完成地下室防水。

提供地下车库地面防水，预留给水点、排 水沟、集水坑及地漏，提供污水提升泵、 排水管等。

不施工地面面层、车挡、交通划线。

2 地下商业

商业区域楼板荷载达到 5KN/平米。

提供地下餐饮店的厨房烟道和燃气泄爆窗 井。

提供地下超市生鲜区的降板和排水设施。

提供店铺区 200 厚轻质砌块分户隔墙。

3 地上商业

商业区域楼板荷载达到 5KN/平米。

建筑部分

提供整个商场坡梯，扶梯，挑空等楼层范 围内的护栏，所有护栏为 1.1 米高，12 毫 米厚的钢化夹胶玻璃栏板含不锈钢立柱、 不锈钢玻璃连接件和不锈钢扶手。

仅施工防火门、设备房门及管井门，其余 门均不施工。

提供店铺区 200 厚轻质砌块分户隔墙。

4 立面装饰

提供外围护结构和采取适当保温措施，以
提高建筑的节能标准。

提供玻璃幕墙和铝板装饰幕墙。

提供 LOGO、广告灯箱、LED 显示屏的
制作安装，并提供所需的电源和照明

5 室内装饰

空调风口按精装设计安装。

消防喷淋头、烟感探头按精装设计安装。

消火栓须安装在公共区域。

吊顶内所有管线须综合设计，以保证室内
静高。

厨房烟道、排水管预留到位。

6 屋面

须提供烟道竖井、近排风竖井的位置。

建筑部分

须提供冷却塔等设备安置位置。

提供设备所需楼面荷载。

提供屋面绿化及设施。（根据项目需求）

提供屋面停车设施。（根据项目需求）

7 附属建筑

人防出口、疏散出口、车库出入口须提供 装饰设计，得到凯德认可后方能施工。

远离建筑的近排风井道和其它竖井须提供 装饰设计，得到凯德认可后方能施工。

燃气调压站、消防水箱等设施须埋至地 下。

8 广场与景观

按室外竖向布置图标高（扣除种植土高 度）回填土方，并施工室外排水盲沟及各 种排水管井。

所有绿化均不施工。

污水检查井须安置在绿地内。

室外道路须按道路标高回填土方，预留道
路面层做法高度。

9 广告与标识

须提供广告灯箱（高炮）。

机电部分

1 总体

1.1 政府相关事宜

应协助进行有关政府部门报审事宜，并确
保项目能够通过竣工验收。
Shall assist in submissions to local authority, and ensure that project can clear the authority inspections.

1.2 市政设施

应确保已经获得市政部门有关机电各个专
业的批文；并已完成建筑红线内小市政与
市政管网的连接。
To ensure all M&E related approved certificates by local authority are obtaned and all M&E services within boudary
line is connected to the city mains.

1.3 系统独立性

商场部分所有机电系统设备和机房都应独立于其 它功能区建筑。
All M&E systems and the plant room for Retail area shall be independent, and shall not share usage within a mixing development.

1.4 设备、管材综合安装要求

所有机电设备选型、机电管线及材料的技 术要求必须满足相关施工验收规范要求;所 有机电系统的施工及验收必须提供施工及
验收记录。
All M&E equipments and material shall comply in accordance to the local Codes of Practice. In addition, all necessary inspection, testing and commissioning records shall be provided.

2 电气系统

2.1 应提供主要设备

项目变压器装机总容量应按不小于
130VA/平方米考虑设计（含空调负荷，建筑面积不含车库）。

需提供市政双路（从两个不同的外部变电站）高压电源供电。

需提供经供电局批准的供电报装相关文件及图纸。

The total designed capacity for the development shall not be less than
130VA/Sqm (including HVAC load).

There shall be incoming power supply from local power authority.（From two different substation local power）

Provide the documents and drawings approved by the local power authority.

完成从市政到建筑内的预埋外线工程，完成变配电室的施工，应提供高/低变配电设备（高压配电柜、变压器、低压配电柜及相关控制设备等）和机 房。低压配电柜应预留备用回路。

Complete the external buried and the substation works (dual source from the authority mains), and provide the High / Low Tension equipments (HV switchgears, transformer, LV switchboards and associated control equipments) and plant room. Low-voltage distribution cabinet should be reserved for backup circuit.

提供配电间/竖井至每一层楼。提供每层 楼配电间/竖井的配电设备（可不含租户 计量表柜，但应预留出足够的空间）。

完成建筑内总变配电间到各层配电间/竖井 的线缆附设工作。

Provide a riser/shaft in each floor. In each riser / shaft, the equipments (excludes the metering board, but consider space for future installation) shall be provided. Cable routing and trunking system from the plant room to the risers/shafts shall be completed.

对毛坯房阶段已进行安装的各机电专业设 备，完成电源接入工作，同时提供各设备 机房照明及插座、接地等相应电气设施/ 设备。需保证各机电设备可正常使用，并 通过相应验收

Provide power supply connection for the M&E equipments to be installed under the Core-and-Shell conditions, while the power outlets, earthing and lightings in the plant room and risers shall also be catered for. Equipments shall be able to operate in normal conditions, and shall
be tested and commissioned.

提供临时施工用电

Provide the temporary power supply for construction purpose.

机电部分

提供后勤区域（Back-of-house），机房， 走廊、楼梯间等公共区域的相应电气照 明、插座等设备。

Provide lighting and power for Back–of- house common areas, such as plantrooms, corridors, staircases, etc.

2.2 变配电室面积

在毛坯房阶段，强电变配电室面积可按以
下标准进行初步核定：

A.两台变压器 160 至 180 平方米 B.四台变压器 280 至 320 平方米 C.六台变压器 450 至 500 平方米
以上面积基于建筑区域及柱网为常规设 置，如建筑区域或柱网设置为特殊形式， 面积将有所增加。
For core-and-shell conditions, the substation floor area can be allocated based on the below:
A. Two transformers 160~180 Sqm B.Four transformers 280~320 Sqm C.Six transformers 450~500Sqm The above floor areas are based on
normal setting out of the architectural
and columns. For irregular setting-out, the areas shall increase accordingly.

3 弱电系统

3.1 应提供主要系统及设备

有线电视系统应提供主机房及机房内设 备，提供系统由主机房至各弱电间/竖井 的线槽及线缆，提供弱电间/竖井内的设 备，并保证 以上设备及线缆能够正常使用。
提供电视点地方如下：
一个点在物业管理房大会议室、一个点在物业管理办公室前台、每层预留5个点在弱电井

The CATV system shall comprise of the main equipments and plant room, while the cable and trunking from plant room to risers/shafts, equipments within the riser/shaft shall also be catered for.
All equipments shall be able to operate in normal conditions and tested and commissioned.
The CATV points shall be located at:
1 no. TV point in the meeting room of the CMO, 1 point in the helpdesk in the CMO, 5 points in the riser in each floor as back up.

火灾自动报警系统、背景音乐及消防应急 广播系统、巡更系统、入侵报警系统、停 车场管理系统、客流统计系统、闭路电视 监控系统应提供足够的机房面积以便后期 能够进行系统设备安装，同时还需留有足 够的水平及竖向空间（弱电竖井内），以 便系统线槽及线缆的敷设。

Sufficient plantroom space shall be provided for Fire Alarm System, BGM/EVC/PA System, Guard Tour System, Intrusion Detection System, Carparking System, Human Traffic Counting System, etc. for future installation.And adequate horizontal and vertical space shall also be considered inside Elv risers/shafts for the cable routing and trunkings.

对生活水泵,消防水泵等运行状态及各水池水位信号在消防控制室进行显示

对公共区域照明、泛光照明等用自控系统定时器进行控制

对空调系统的工作状态和系统参数进行监视，并能控制空调系统的运行。对冷水机组主机、冷冻泵、冷却泵、冷却塔、电动蝶阀空调系统设备，采用冷水机组群控系统，群控必须与BA系统相兼容，并有通信接口。

应预留每层控制柜内商铺的DDC，以实现对商户空调风柜、空调吊柜、新风机组等空调系统设备，若无BA系统，则在消防控制室用简化系统进行控制。

对通风设备进行监控 （如上BA系统时设置）

The status and signal of the domestic water pump, fire pump, tank high/low level signal etc. shall be displayed in the Fire Command Center.

The timer shall be used to control the public lighting and floodlight.

Status of the Air-conditioning System shall be monitored and able to control the operation of the system.
The chiller, chiller pump, condenser water pump, cooling tower, motorised valve, shall be of group control and compatible with the BA System.
Provided the DDC in each floor control the cabinet shop in order to control Air-conditioning panels, Air-conditioning ceiling units, AHU, etc. if not connected to the BA System, shall be controlled by another simplified system located adjacent to the Fire Command Center.
Monitor and control the ventilation equipment (similar to the aforesaid BA system).

3.2 管线施工

应完成各弱电系统（电信、网络、有线电
视等）电缆室外/内至弱电机房的预留预 埋工作（包含各系统所需市政信号引 入）。
完成弱电机房至弱电竖井的管线敷设；完成竖井内各种管线的敷设并至每一层。The external buried and internal concealed conduits for the ELV system distributed from the plant room shall be completed (including the incoming from the service provider’s mains).
3.3 弱电机房面积

在毛坯房阶段，弱电机房面积可按以下标 准进行初步核定

A.消防弱电（共用）控制室 50 至 70 平方
米
B.网络通信机房 40 至 60 平方米
以上面积基于各系统为常规设置，根据项
目具体设置，面积将会有所调整。
For core-and-shell condition, the plant rooms for ELV systems i can be based on the following:

A. The shared plantroom for the FP/ELV systemshall be between 50 to 70 sqm

B. Internet and Telephone Room shall be designed between 40 to 60 sqm

The above floor area is based on normal design of various systems and shall vary to suit the development

4 电梯\扶梯\自动人行道

4.1 电梯

4.1.1 客梯

客梯必须是群体控制的. 客梯必须在消防状 The car call control for the passenger lifts

shall be duplex system, and lift shall be able to home to 1st storey when fire alarm is activated

4.1.2 货梯

所增加的新货梯 (3000kg)，梯速1.75m/s容量与现有的 相同。货梯必须在消防状态能迫降至首层.
The capacity of the new goods lift (3000kg) same as existing. Lift shall be homed to 1st storey when fire alarm is activated.

4.1.3 电梯防护罩挂钩

在电梯里必须有提供电梯防护罩挂钩 ，供 应商必须提供电梯防护罩，并在拿到电梯许可证后移交给物业管理；

Lift shall be complete with hooks. Lift protective shield shall be provided by the lift supplier and handover to the property management after lift approval certificate is obtained.

4.1.4 维修照明灯

货梯、电梯井必须有维修照明灯和维修插
头且安装在电梯井里；
Lift shaft and lift car shall be complete with lightings and switch socket outlet.

4.1.5 三方对讲系统

客梯和货梯要有三方对讲系统；并将信号 发送到消防控制室。
Lift system shall be complete with 3-way communications system and signals shall be sent to the Fire Command Center.

4.2 扶梯

安装净宽1米 30 度，梯速为 0.5 米/秒的扶 Install new 1m clean width 30° with 0.5

机电部分
梯，周边需要 12 毫米厚和 1.1 米高的手扶玻璃围栏。

应采用变频扶梯，扶梯能够在有人使用的 情况下常速运行，无人使用的情况下低速 运行。

扶梯的工作状态（运行、停止、故障）应
纳入楼宇自动控制系统监视。

应当在各如自动扶梯的上平台和下平台处
提供梳齿板。
m/s speed escalators complete with glass
balustrade 12mm thick @ 1.1m height.

Escalators shall be variable-speed type. Escalators can operate at normal speed when occupied, while at low speed when not occupied.

Working status of escalators including on- off status, failure shall be monitored by BMS system.

Combs shall be provided at both upper platform and lower platform of each escalator.

4.2.1 扶梯出入口

扶梯出入口处必须和商场地面砖齐平（需
满足相应精装所提要求）。
