1、房屋租赁合同tenancy agreement一、 出租人(以下简称甲方)landlord (hereinafter referred to as party a)二、 承租人(以下简称乙方)tenant(hereinafter referred to as party b)三、 租赁范围及用途tenancy:甲方同意将其所有的位于 北京市朝阳区光华路2号阳光100座2001 室的房屋及其设施(包括家具和电器)在良好及可租赁的状态下租给乙方为 居住 使用,出租房的面积总计约 110 平方米。party a hereby agrees to lease its property located

10、方须按时将出租房屋及其设施以良好的状态交付乙方使用。party a shall deliver the leased property and the related facilities in good condition to party b on schedule.8.2 租赁期内甲方不得收回出出租房屋(除非本合同另有规定)party a shall not take back the leased property durning the term of the tenancy.(unless otherwise stipulated in this agreement)8.3 在乙方

11、遵守本合同的条款及交付租金的前提下,乙方有权于租赁期内拒绝甲方或其他人骚扰而安静享用出租房屋。provided that party b abides and performs the appendixes of the agreement andthe payment for the tenancy, party b has the right to refuse the interruption from party a to enjoy the life satisfaction and peace.8.4 房屋基本设施和结构,甲方有修缮的责任并承担有关的费用,并对其做定期修缮。part

12、y a is responsible for repairing and maintaining the basic facilities of theleased property and for bearing all costs thereto.8.5 甲方谨在此声明及保证甲方为出租房屋的合法拥有人并由合法地位出租此房屋与乙方。party a hereby represents and warrants that party a is the legal owner of theleased property and has the necessary legal capacity to

13、 lease the property to party b.8.6 如在租赁期内,租赁房屋发生所有权全部或部分转移、或其他影响乙方权益的事情时,甲方应保证所有权人或者其他影响乙方权益的第三者,能继续遵守本合同所有条款,如乙方与本合同的权益人首次等所有权人或第三者所影响或损害,甲方须负责任补偿乙方的所有损失、损害、支出及费用。if durning the term of the tenancy, all or part of the leased property istransferred or party bs right to use the leased property is att
