4.2.1 The High Density Zone
The high density residential zone or precincts are located along the major roads/streets,on corridors designated for high rise,
multiple units’residential developments and,in enclaves or clusters of existing high rise buildings.This zone is designated R1,where a maximum of 90 family units per hectare is allowed.A minimum of seven(7)floors and maximum of fifteen(15)floors is permitted.Maximum building coverage allowed is 30%of the plot size finclusive of all ancillary buildings).while a minimum of 30%of plot size must be devoted to soft landscaping.The balance of 40%of plot size should be utilised for driveways.car parking and recreational uses such as swimming pool,lawn tennis court,and basketball cour only if desired by the developer.
4.2.2 The Medium Density Zone
The Medium density residential/zones are designated,R2.Here maximum number of floors allowed is six(6)。While minimum is four(4)floors is a maximum building coverage is 40%of plot size(inclusive of all ancillary buildings).30%of plot to be devoted to soft landscaping while the remaining 30%is for hard landscaping/parking,and recreation facilities.Only 30 family units/hectare are allowed.
4.2.3 The Low Density Zone
The designated Low density residential areas is a deliberate attempt at the preservation of the traditional residential areas” of the City particularly in the lkoyi district(typical old Ikoyi),while at the same time being mindful still of the need to accommodate the envisaged increase in the population.The maximum number of floors permissible in this zone is three(3) with maximum of 20 family units per hectare.Only 40%building coverage is allowed,(inclusive of all ancillary buildings),while a minimum 30%of the plot size must be devoted to soft landscaping.The balance of 30%is to be utilised for recreation,driveway,car parking and hard landscaping.
The philosophy and strategy behind the density,and building coverage specifications are to create a compact city in which facilities.services and infrastructure will be more economically provided and maintained and their uses optimised.1t also encourages both increased permeability and increased greenery of the city.See figure 4.1
4.2.4 Mixed Uses
In other to ensure that the city does not go to sleep,mixed uses are introduced to some neighbourhoods in the Model City Plan.This is a combination of residential and commercial uses,or residential and institutional uses in a ratio of 7:3 in Central Business District(CBD),and the Professional Centre area.
